MARKET UPDATE STATISTICS

The data in these 2 tables are  selected from the whole area of our board and include data from all MLS listed properties from all the real estate companies with properties on our board data base.

The first table is for data from the whole area covering both Peterborough city and outside the city combined,

The upper section shows the total sales numbers, and the other 2  sections of the table look at the number of sales  broken into categories for first of all just the month of July  and then for the year to date jan-july .....  

 

when looking at these tables it is worth remembering that the financial crisis was at its worst at the end for 2008, so  by then the  main realestate selling season for 2008 was mainly over and the figures for 2008 were not far off a typical year ....but 2009 was badly affected at the beginning of the year by buyer uncertainty caused by the world wide financial upheaval , and by the time buyers were a little more optimistic later in 2009 the main buying season was coming to an end .. so 2009 was a weak year for the real estate market

 when comparing the year to date 2010 figures with  the same period in 2009 we are seeing large improvements over the weak 2009 figures

except when comparing just the month of July .. July 2009 saw a big surge in buyer confidence and buying to give higher than usual sales numbers, while july 2010  saw lower than average sales numbers probably due the fact that many buyers tried to complete their purchase prior to the 1st july commencement of HST.

and for the year to date (jan-july) in the bottom third of the table ,   all  categories  are  showing sales numbers higher  in 2010 than in 2009 ...

This second table looks in a bit more depth at 4 groups of properties comparing  jan-july in  2008, 2009 and 2010  

the first group being in Peterborough District .. which is Peterborough City in the database

the other 3 groups are in the Rural District ... which is Peterborough County 

sales numbers and sold prices  are up in  all 4 groups

average days on the market to sell is down for all 4 groups
