who is a sales representative working for? to whom is
the sales representative legally obligated?
below are a few notes covering an important topic that all sales representatives
are required to discuss with buyers at the first meeting...(if you came to the office i would hand out a brochure and other
information sheets)
WHO A SALES REPRESENTATIVE IS WORKING FOR
Effective since 1st january 1995 all Sales Representatives
in Ontario must disclose who they are working for, as this affects many aspects of how we work with buyers (eg. Confidentiality,
disclosure etc.),
At the moment in the absence of any contract between Bowes & Cocks Limited, Brokerage, REALTOR®
, and yourself, we are acting on behalf of the Sellers of the properties, either as agents for the Seller on our own listings,
or as sub-agents for the Seller on properties listed with other companies. In these cases the Seller is our client and we
are giving you, the Buyer, customer service. We must disclose all we know about you the Buyer to our client the Seller, so
at the moment you may want to be careful to ensure that you only tell us what you would be happy for a Seller to hear. This
is a caution that all sales representatives should be giving you as soon as you meet them.
Most Buyers who seek our
help in finding properties, however, usually enter into a Buyer Representation Agreement with Bowes & Cocks Limited,Brokerage,REALTOR®
, which makes them our clients, and best of all this personalized service is still paid for by the Seller in the Co-operating
Brokers Commission..so if you were to become our client , we would not disclose any of your personal information without your
consent and we will put your best interests first.

representation, and we can work with you either as customers or clients, which ever you feel more comfortable with.
