If you are thinking of selling your home, then establishing

full details of comparable properties that have sold, are active, or failed to sell, and a detailed written discussion of
all the factors taken into consideration in arriving at the estimate of market value.
Once this whole process is complete
you should feel confident in deciding on a list price for your property that will ensure it sells at the full market value
in a reasonable time.
